Is the estimate really free?

Yes. You pay nothing and sign nothing to receive it. It is the simplest way to show you the work before you have to decide anything.

How is it different from a certified appraisal?

The estimate is a broker's opinion based on comparable sales. A certified appraisal is produced by a member of the Ordre des évaluateurs agréés du Québec, under its own standards. If your lender, your insurer or a court requires an appraisal, that is who you need.

Am I committing to sell?

No. Many owners ask for an estimate simply to know where they stand, sometimes a year or two before making a move.

I am already bound by a contract with another broker.

Then nothing can be done while your brokerage contract is in force, and nobody will try to pull you out of it. Just say so in the form: your details are kept and contact can resume when the contract ends, if you wish.
